Birmingham House Buyers
Major repairs · Birmingham, AL

Sell a house that needs major repairs.

Roof leaks, foundation settling, a dead heat pump, old knob-and-tube wiring, failing sewer line. These are the jobs we do every week, so we price them like a contractor, not like someone afraid of the unknown.

Why repairs scare most buyers off

Buyers using a mortgage usually need the house to pass an inspection and appraisal. Big items like a roof, foundation or electrical panel can kill a financed sale or force you into repairs before closing.

Many cash buyers handle the uncertainty by padding their repair estimate heavily. That padding comes straight out of your price.

How a builder prices it

Our owner is a general contractor and licensed Alabama home builder. When we walk your house we write down each repair and what it actually costs to do: roofing by the square, HVAC by the system, electrical and plumbing by the job.

You get that list as part of a written offer worksheet: what the house is worth fixed, what the repairs cost, our other costs, and what's left. If you think a number is off, tell us and we'll walk through it.

Common repairs we buy around

Roof replacement and decking rot, foundation and floor-framing problems, water damage and mold, outdated or unsafe electrical, galvanized or cast-iron plumbing, failed HVAC systems, fire damage, and houses that simply haven't been updated since they were built.

How we figure the offer

Every offer comes with a written worksheet: what the house should sell for once it's fixed, minus the repair cost priced by a licensed builder, minus closing and holding costs, minus our margin. See an example worksheet.

Questions

Should I fix it before I sell?

Only if the repair adds more to the sale price than it costs you, and you have the time and cash to do it. For major items, selling as-is is often the better deal. We'll tell you honestly which way the numbers point.

Will you lower the offer after an inspection?

We price the house at the walkthrough, with the repairs written down. That written offer is the offer.

Do you buy houses with fire or water damage?

Yes. Tell us what happened and whether insurance is involved, and we'll factor it in.
